Watching booking fees come out of every payout can make a full calendar feel less rewarding. A direct booking website gives your property another way to earn reservations, but the useful question is how much you keep after all the costs.

You do not have to abandon Airbnb or Vrbo to build a direct channel. Start with a destination for people who find you through your own marketing, company relationships and referrals. Then measure whether that channel produces profitable stays.

How much do Airbnb and Vrbo charge hosts?

Airbnb describes two fee structures. Under its single-fee model, most hosts pay 15.5%. Under split fees, most hosts pay 3%, with a separate guest fee. Airbnb says it is transitioning home hosts to the single-fee structure. Your actual rate depends on your account, location and applicable terms. What could a direct website actually save?

Consider an illustrative $5,000 in monthly booking revenue that you can earn directly at the same price and occupancy. Assume a 15.5% host fee on that revenue today and 3% direct payment processing. The 3% is a modeling assumption, not a processor quote. Actual processing can include fixed charges.

  • Platform host fee: $5,000 × 15.5% = $775.
  • Assumed direct processing: $5,000 × 3% = $150.

  • Difference after those recurring costs: $526/month.

At that same volume for 12 months, the difference is $6,312. Subtract the planned $799 setup cost and the first-year difference is $5,513 before other costs. Advertising, domain registration, discounts, additional software, taxes, chargebacks and your time can reduce that benefit. This is a scenario, not a forecast of bookings or net profit.

If your host fee is only 3%, replacing it with assumed 3% processing produces no fee savings before website costs. A direct website may still help your brand and customer relationships, but this particular savings argument would not justify it.

Use your own numbers

Monthly benefit = direct booking revenue × (avoided host fee rate − direct processing rate) − website service − extra marketing and operating costs. Count only revenue you realistically expect to book directly.

A website needs a route to customers

A listing platform can introduce you to travelers who have never heard of your property. Your own website needs its own discovery channels. For workforce housing, that can mean relationships with local employers, staffing teams, project coordinators and relocation contacts.

Give those contacts a clear page showing actual beds, parking limits, internet, laundry, stay requirements and a way to request dates. Track visits, contact requests, completed reservations and acquisition cost separately. A click is interest, not a confirmed booking. Compare the money retained per occupied night across channels before expanding your spend.

Do you need a website or a booking system?

A property website can showcase your home and send visitors to an existing reservation service. A booking system adds availability, rates, reservation handling and payments. Before taking reservations across multiple channels, confirm how dates update and who handles cancellations, deposits and guest support.
